Hourly Rate based on Fee Earner

Depending on the nature and complexity of your legal matter, the legal work undertaken by us may be completed by one or several members of our legal team.  Below we have set out the hourly charging rates for each of our fee earners.

The hourly charges stated below include VAT which is charged at 20%:

The number of hours spent on your case will be determined by the complexity and the unique circumstances of your case. We will discuss the likely cost of your case with you at our initial meeting. If additional costs arise due to unforeseen circumstances, we will discuss this with you at the earliest opportunity and we will advise you of any increase in cost that may arise.

The hourly rate does not include any outlays that may be required.  These are variable depending on the nature of the case.  We will discuss what these may be at our initial meeting.

Other Fees

Certain types of work will be carried out on a fixed fee basis. Typically in our business this will be the following types of activity:

Conveyancing PurchaseLinked to the value of the purchase. A purchase at £500,000, for example may be between £1,400 – £1,900
Conveyancing SaleLinked to the value of the sale or combined with the estate agency fee. A conveyancing sale only at £500,000, for example may be around £1,250
Estate Agency 1-1.5% of sale price inclusive of conveyancing.
Lettings and Property Management7.5%-15% of monthly rental
Family LawFirst meeting (up to 90 minutes) £260

 

The other fee types stated above exclude VAT, which is charged at 20%.

In addition to our fees, there will be outlays associated with most transactions.  Where costs are provided below, they are inclusive of VAT at 20%.

For example, an Estate Agency transaction will have marketing costs such as a For Sale Board, Portal Registrations, ESPC Registration and Photographs/Floorplans. These costs are typically in the region of £1,200.

For a Conveyancing Sale, you will need to pay for a Multi Search (around £165), an Advance Notice (£20) and Registration Dues (£80). There may be other costs depending on the property type/location.

For a Conveyancing Purchase, you will have to pay Registration Dues (which are dependent on the purchase price) and if there is a mortgage, for a Standard Security (£80) and Advance Notice (£20). The level of Land & Building Transition Tax (LBTT) payable will depend on the property price, the Scottish Government offer a LBTT Calculator. You may also be liable for Additional Dwelling Supplement (ADS) if you are buying a second (or more) property.
