Reviewing Your Home Report
Once your Home Report has been completed, reviewing it for minor inaccuracies (such as an incorrect build year) is an important step.
These details, where necessary, can be corrected by your Agent liaising with the Chartered Surveyor on your behalf, before providing approval.
Understanding the Categories
The Single Survey categorises the property’s condition using a straightforward system:
- Category 1 – a positive indicator, meaning no immediate or near-term repairs are required
- Category 2 – a common rating for most properties, signifying minor areas that might need attention over time
- Category 3 – ideally avoided, as these indicate urgent repairs or structural concerns, potentially affecting both saleability and mortgage approval
Where a property receives a Category 3 rating, your Agent will discuss potential solutions before proceeding to market, ensuring that your home is presented in the best possible light. This may be in the form of obtaining guarantees for works previously carried out, or instructing specialist reports to include alongside the Home Report.
Property Questionnaire Submission
The Property Questionnaire is a crucial part of the Home Report pack and must be completed by the seller. Without it, the full report cannot be downloaded or issued to buyers, which could delay your sale.
To keep things moving smoothly, it’s best to complete this as soon as possible and will usually be emailed to you at the point of Home Report instruction.
Finalising the Home Report
Once the Single Survey, Mortgage Valuation, and EPC have been reviewed and deemed satisfactory, we can provide sign-off on your behalf. This ensures everything is in order before marketing begins.
Once approved, the Home Report cannot be amended, giving extra incentive to ensure that the report you are approving is completely accurate, reflects your property's condition fairly, and does not contain any discrepancies that could cause delays or issues during the sales process.
