From the 1st of June, after a brief sabbatical, Simpson & Marwick returned to the world of legal services and from 7th July, we will also return to the Edinburgh Solicitors Property Centre (the ESPC). To celebrate this milestone, we are offering all clients who list their property with us before the end of August, a 30% discount on our standard 1% estate agency fee when they use our conveyancing services (for their sale and any related onward purchase) and list their property on the ESPC.

This move strengthened our ability to provide a smoother and more joined-up client experience when it comes to selling your home – from valuation to handing over the keys.

It is also a strategic step that is designed to give you more visibility, confidence, value and control when working with us.

1. Sale and (if applicable) purchase conveyancing must be carried out by Simpson & Marwick and your property must be listed on the ESPC.
2. Subject to a minimum Estate Agency fee of £2,000.
3. Our standard sale conveyancing fee is £1,200 and our standard purchase conveyancing fees are between £1,200 and £1,600 on a scale that relates to the value of the purchase and the associated transaction risk.
4. Estate Agency and Legal Fees exclude VAT and outlays.
5. 0.7% Estate Agency offer cannot be used in conjunction with any other promotional campaign or preferred terms.
6. 0.7% Estate Agency offer is not provided by default to all clients during the duration of the promotional period.
7. 0.7% Estate Agency offer is only available if the property is live on the market by 31/08/2025 or contractually committed to come on the market by 31/08/2025.
8. 0.7% Estate Agency offer is provided at the absolute discretion of Simpson & Marwick and may be withdrawn at any time.
